What does a house clearance cost in 2026?

All guide prices in one place: per m³, per property type and per job — plus the factors that decide where you land in the band.

A complete house clearance in 2026 costs on average € 25 to € 45 per m³ of contents. An average home holds 30 to 60 m³, so the total usually comes to € 500 to € 2,500 — including disposal and a broom-clean handover. A small flat sits below that band, a full detached house with attic and shed above it.

The price depends on a few recognisable factors: the amount of contents (the volume in m³ is the meter of the quote), accessibility (an upper floor without a lift or a narrow staircase means more carrying work), any dismantling of floors, curtains and lamps, and the region — Randstad rates run 10-20% higher.

There is also an item that can push the price down: resale value. Many companies offset sellable furniture, appliances or curiosities against the clearance price. Ask about this explicitly in the quote, and say upfront which items must be kept aside for family or your own sale.

Smaller jobs have their own bands: removing part of the contents starts from around € 150, and a standalone broom-clean final visit costs € 150 to € 550. Always request several quotes and set them against the price index: for exactly the same home, differences between companies run up considerably.
