Handing a home over with a deadline: planning the clearance
End of a rental contract, a sale or returning the keys to the housing association: the handover date is fixed. The step-by-step plan to get there without stress.
Most clearances have a hard end date: the rental contract expires, the transfer at the notary is scheduled or the housing association expects the keys. So start at that date and count backwards. Request quotes as soon as the date is known and mention it in your request — companies see immediately whether your schedule fits and only respond if they can meet it.
Before the clearance itself, reserve one round through the home for the choices only you can make: what goes to family, what is sold, what can go. Documents, photos and jewellery deserve their own box that never leaves the door. Everything after that is executable work a clearance company does faster than you: an average home is empty in one or two working days.
Deliberately plan some slack between the clearance and the handover day. That leaves room for the final check against the contract or pre-inspection — most contracts ask for a broom-clean handover: empty, swept and nothing left behind. Ask the company for photos of the empty home; at the key handover that is your proof.
What it costs depends mainly on the volume: the trade band is € 25 to € 45 per m³, and the price index shows how the bands per service are built up. Whoever starts on time compares several quotes calmly; whoever starts in the final week is more likely to pay the top of the band — not because the work differs, but because the choice shrinks.
